Roofing in League City, TX

League City is in Galveston County, which puts nearly every home in it inside the Texas windstorm zone. That changes the roof, the paperwork, and the insurance.

The windstorm zone, in plain terms

Galveston County is a first-tier coastal county. If you carry windstorm coverage through TWIA, the Texas Windstorm Insurance Association, or your carrier requires windstorm certification, a new roof has to be installed to the windstorm building code and inspected during the install, not after. That means specific decking attachment, underlayment, nailing pattern, and edge metal, checked by an appointed windstorm inspector while the layers are still visible. The result is a certificate of compliance, the WPI-8, filed with the Texas Department of Insurance. Miss a step and you can end up with a roof you cannot insure. We coordinate the inspector, install to the standard the inspector checks, and put the certificate in your closeout file.

Bay wind and salt air

League City sits between Clear Lake and Galveston Bay. Homes in South Shore Harbour, Marina Bay, and the east side take wind straight off the water, and the air carries salt. Salt corrodes exposed fasteners, valley metal, and standard drip edge faster than it does inland. On bay-side homes we spec coated or stainless fasteners and heavier painted edge metal. Beryl's July 2024 landfall put the whole Bay Area on the strong side of the storm; Ike in 2008 is still the one people measure by.

Newer subdivisions, same-age roofs

Westover Park, Victory Lakes, Tuscan Lakes, Mar Bella, and Hidden Lakes went up in a wave, so whole streets are reaching the same age together. Some of those roofs went on before the current windstorm code revisions. When we replace one, the new roof comes up to the current standard, and we photograph each layer so you have the record if a carrier or a buyer asks.

Services that matter most in League City

  • Windstorm certification help. Coordinating the inspection and the WPI-8 paperwork on every replacement that needs one.
  • Roof replacement. Installed to windstorm code with corrosion-resistant hardware on the water side.
  • Storm damage. Documentation, tarping, a construction estimate, and an on-site conversation with your adjuster about what we observed. We are not a public adjuster and cannot guarantee coverage.
  • Roof repair. Rusted flashing and fastener replacement, lifted seal strips, and boots that dried out in the salt air.

Dispatch and drive time

League City is our longest regular drive: Beltway 8 to I-45 south, 50 to 65 minutes outside rush hour. We schedule League City in full-day blocks, so a Tuesday inspection and a Thursday inspection in the same subdivision usually land on the same day. Office hours are Monday through Friday 9 to 5 and Saturday 10 to 3.

Do I need a windstorm certificate for a new roof in League City?
If you carry TWIA coverage, or your lender or carrier requires windstorm certification, yes. Nearly all of League City is inside the designated area. The inspection happens during the install, so it has to be arranged before the tear-off. We coordinate the appointed inspector and file for the certificate.
My roof was replaced a few years ago and never certified. Can that be fixed?
Sometimes. In some cases an appointed inspector can evaluate existing work; in others the only path is a re-roof to the current code. We look at what is on the roof, tell you which situation you are in, and help you find out what your carrier will accept. We cannot promise the outcome.
Does salt air really matter this far from the beach?
On the bay side, yes. Uncoated nails, valley metal, and standard drip edge rust years earlier than inland. The fix is cheap at install time: coated or stainless fasteners and heavier painted edge metal. It is expensive after the fact, so we spec it up front on water-side homes.
