Roofing in Conroe, TX

Conroe is growing faster than its roofs are aging, and that is the problem. Builder-grade shingles from the 2010s boom, wind off Lake Conroe, and the same pines as The Woodlands without the design committee.

Builder-grade roofs, ten years in

Conroe added thousands of homes in a decade: Grand Central Park, Harper's Preserve, the subdivisions along 336 and FM 1314. Production builders installed the shingle that met the spec and nothing more, usually an entry-level shingle with minimum ventilation. Ten to twelve years in, those roofs show it: granule loss, cupping, pipe boots cracked through, ridge vents with the baffles blown out. A lot of Conroe homeowners are surprised to hear a 12-year-old roof is near the end. On a builder roof in this heat, it can be.

The fix is not always replacement. New boots, ridge caps, and a ventilation correction can buy years. When it is replacement, we install the system the builder skipped: synthetic underlayment, ice and water shield at the valleys, balanced intake and exhaust, and an Owens Corning shingle that carries a real manufacturer warranty.

Lake Conroe wind

Homes in April Sound, Walden, Bentwater, and along the west shore take wind straight off the water. Open fetch across a lake adds uplift the same shingle would never see in a Houston subdivision. On those roofs we check seal strips and starter courses first, and we specify six nails per shingle on replacements. Beryl's wind field reached Montgomery County in July 2024 and took down trees and shingles around the lake; a roof that lifted once will lift again unless the seal is fixed.

Older Conroe

Downtown Conroe and the streets around the courthouse have homes from the early 1900s through the 1960s. Steeper pitches, plank decking instead of plywood, metal roofs, brick chimneys with tired flashing. That is a different job with different crew skills. We deck over plank sheathing where the shingle needs a solid substrate, and we repair or replace standing seam and R-panel on the older houses and outbuildings rather than pushing everyone to shingle.

Services that matter most in Conroe

  • Roof replacement. Upgrading a builder-grade roof to a complete system with real ventilation.
  • Roof repair. Pipe boots, ridge vents, seal-strip failures, ventilation fixes that extend a roof's life.
  • Metal roofing. Standing seam and R-panel on lake homes, older homes, shops, and barns. Fastener back-out and rust on existing metal.
  • Storm damage. Documentation, tarping, a construction estimate, and an on-site conversation with your adjuster about what we observed.

Dispatch and drive time

Conroe is 249 to 99 to I-45 north, or 249 to FM 1488; figure 35 to 45 minutes from the office outside rush hour. The west shore of Lake Conroe adds fifteen. Conroe jobs often pair with The Woodlands on the same day. The City of Conroe requires a permit for most re-roofs inside city limits; unincorporated Montgomery County generally does not. We pull what applies.

Straight answers

Conroe questions.

Three we hear from Conroe homeowners. The full FAQ page covers pricing factors, payment stages, warranties, and timelines.

My Conroe home is twelve years old. Why is the roof already failing?
Because the builder installed the minimum. Entry-level shingle, minimal ventilation, and a hot attic add up to a roof that ages in twelve years instead of twenty. We inspect for free and tell you whether boots, caps, and ventilation buy you time or whether it is time for a full system.
Do you work on metal roofs, barns, and shops in Conroe?
Yes. Standing seam and R-panel, new and repair. On older R-panel the usual problem is fasteners backing out and washers drying up; we replace them with oversized screws and new washers. On standing seam we check clips, seams, and penetrations. Repairs are photographed like any other roof.
Do I need a permit to replace my roof in Conroe?
Inside Conroe city limits, most re-roofs need a permit from the city. In unincorporated Montgomery County there is generally no county building permit for a re-roof. We confirm which applies to your address and pull it. Your HOA, if you have one, may still want a color approval.
